Absolutely. The majority of our clients invest from abroad — the UK, US, Canada, Germany, and across West Africa. Our process is fully remote: due diligence documents are shared digitally, all payments go through regulated escrow accounts at licensed Ghanaian banks, and our legal team (alongside your independent counsel) handles all Lands Commission title registration on the ground. Non-Ghanaian citizens receive 50-year renewable leasehold titles per Article 266 of the 1992 Constitution. You don't need to set foot in Ghana until you're ready to visit your property.
From discovery call to contract signing, the process typically takes 8 to 12 weeks. This includes due diligence (2-3 weeks), property selection and virtual tours (2-4 weeks), contract negotiation and signing (1-2 weeks), and escrow payment processing (1 week). Full Lands Commission title registration realistically takes an additional 6-18 months — we're transparent about this because it's a government process outside our direct control. However, your contract and escrow protections are in place from day one. Off-plan properties have different timelines based on the construction schedule.
Once the purchase is complete, our property management team takes over. We handle tenant sourcing, rent collection, maintenance, and quarterly reporting. You receive detailed financial statements and can track your property's performance through your investor dashboard. We charge a transparent management fee with no hidden costs.
Of course! We encourage it. We offer complimentary property tours for serious investors visiting Accra. Our team will arrange airport pickup, take you to the property and surrounding neighbourhood, introduce you to local amenities, and walk you through the investment thesis in person. Just let us know your travel dates and we'll coordinate everything.
Yes. All funds are held in a regulated escrow account with a licensed Ghanaian bank until the transaction is complete and title documents are verified. We never hold client funds directly. Additionally, every property undergoes thorough due diligence including land title verification, encumbrance checks, and boundary surveys before we list it.
While not strictly required, we strongly recommend it and can connect you with vetted property lawyers who specialise in diaspora investments. Having independent legal counsel ensures your interests are fully protected. Legal and conveyancing fees in Ghana typically range from 3-5% of the property value — this covers title searches, contract review, Lands Commission filings, and stamp duty processing. Our in-house legal team works alongside your independent lawyer to ensure a smooth, fully transparent process. Total acquisition costs (including stamp duty at ~1%, legal fees, and registration) typically run 6-10% of the property price.
